If you want to install a fuel tank in your home, you are free to do so without planning permission. Fuel tanks are classed as permitted development, however, if you live in a listed property it is likely that you will require listed building consent.
You are free to install both liquid petroleum fuel tanks and oil storage tanks on your property under permitted development. Although fuel tank installation is classed as permitted development, there are limits and conditions in place. These limitations are as follows:
- Fuel tanks can be no more than 3,500 litres in capacity.
- Fuel tanks may not be forward of the property.
- Fuel tanks must not exceed a height of three metres.
- The maximum height for fuel tanks is 2.5 metres if within two metres of a boundary.
- Fuel tanks may not contribute toward exceeding more than 50% of land surrounding the original house.
- In conservation areas, the maximum area that can be covered by fuel tanks, outbuildings, extensions and other projects is 20 square metres.
- Fuel tanks may not be placed at the side of a property if on designated land.
- If a fuel tank is installed on land belonging to a listed building, listed building consent will be required.
If you exceed these limitation you will require planning permission. If you are unsure whether or not your project will exceed any of these limitations, we recommend you consult your Local Planning Authority.
The installation of a fuel tank must comply with Building Regulations. If the installation of a fuel tank will be above ground, Building Regulations are set out to ensure the adequate shielding of the tank, so that it presents no possible harm to its surroundings. The shielding will minimise fire risk and will cover the containment of any leaks. If a fuel tank will require the connecting of pipe work, fire valves will be required at building entry points.
